Investment and cash flow?

Kiev is growing European capital having still up scaling demand for the office space, apartments and hotels spaces. Though prices had reached the non-Ukrainian standards of living the possibility for the good profit and cash flow is still present. It is clear as we look at the progressing rent prices compare to the sale price. As we work only in the center of the city the calculation  and numbers proves us that it is more then possible to obtain from 7 to 10% clean cash flow and 10% capital gain per year, which in combination makes from 17%.

How is it possible? And why no one is doing it?

No landlord would pay more than necessary for utilities or other operating expenses for a rental property. But, every year,  landlords pay more taxes on their rental income than they have to. Why? Because they fail to take advantage of all the tax deductions available for owners of rental property.

Rental real estate provides more tax benefits than almost any other investment. Often, these benefits make the difference between losing money and earning a profit on a rental property.

In order to start from the scratch you will need the amount from 200,000$ – the amount is not quite small  and not too many people in Ukraine have that much of the cash to invest. If to get a loan from the Ukrainian bank you might will face from 12 to 15% per year interest which to European and US citizens are way too high.

We have years of experience in this field and can assure you, that we will bring you cash flow and will take care of your property here. We check in and check out renters, we clean places every 3 or 5 days unless requested more frequently, we check every item at the apartment before check in and check out  – -this is much better care then renting for the long term and more cash flow – -yes more work for us but we get paid for this too.

In fact we are lacking places to rent. We have greate database of on going clients and it constantly grows.

Why others do not do it? Locals?

Others do it. And reinvesting and getting more cash flows and capital gain.

There some Ukrainians but not much. Most Ukrainians cannot save – -they will spend the last $ to buy nice dress or jacket to look cool but will ride a public jam bus as they have no money left for the car or gas…

You find the most expensive cars and dress codes in Kiev but at the same time complains about low pay and lack of the money.
